What we are not doing yet

We are not selling, not taking bookings, and not accepting any deposit or token amount — from anyone, resident or NRI. Until the NA sanad and the MahaRERA registration are in hand, doing so would be against the law, and any site that offers it to you should be treated with suspicion.

We are also not publishing plot prices, because until the layout is sanctioned we do not honestly know the final plot count or sizes. Registering your interest costs nothing and commits you to nothing.

Most of the people asking about this land are Konkanis in the Gulf and the UK. There are rules that apply specifically to you, and we would rather you hear them from us than find out at the registration office.

Why we are waiting for NA

Under FEMA, an NRI or OCI cannot buy agricultural land, plantation property or a farmhouse in India. This land is agricultural until the sanad is issued. That is precisely why we are not selling to you yet — and why the NA conversion matters more to you than to anyone else.

Paying from abroad

Once the land is NA, payment is made through normal banking channels from your NRE or NRO account, or by inward remittance. No cash. Every rupee is traceable, which is what protects your repatriation position later.

Buying without flying in

You do not have to be in India to register a purchase. A properly executed and registered Power of Attorney, attested at the Indian consulate in your country, lets a person you trust complete the registration on your behalf.

The questions people actually ask

Can I buy a plot now?

No. The land is agricultural until the NA sanad is issued, and a plotted development of this size must be registered with MahaRERA before it can be advertised, booked or sold. We expect that to take around six months, but it depends on the collector's office, not on us.

I am an NRI. Can I buy agricultural land in India?

No. Under FEMA, NRIs and OCIs cannot purchase agricultural land, plantation property or farmhouses in India. You can inherit such land, but you cannot buy it. Once this land is converted to non-agricultural, that restriction no longer applies and you can buy it like any other NA plot.

If anyone offers to sell you agricultural land in the Konkan as an NRI, walk away.

Will you take a booking amount to hold a plot for me?

No, and please do not send money to anyone who offers to. Taking deposits before RERA registration is not permitted. The interest list is our way of giving you priority without either of us doing anything improper.

What if the NA conversion is refused?

Then there are no plots and there is nothing to sell you. You will have paid nothing and lost nothing — which is exactly why we are not taking money at this stage. We will tell you either way.

What will the plots cost?

We are not publishing a price yet, because until the layout is sanctioned we do not know the final plot count or sizes, and a number invented now would just be a number. When plots are released, prices go to the interest list first, in writing, with the payment schedule.

How far is the land from the airport?

State the real distance and the drive time, and be conservative about it.

Can I see the documents?

Yes. The registered sale deed, the 7/12 extract and the NA application are available to any serious enquirer. When the sanad, the sanctioned layout and the MahaRERA number are issued, they will be published on this page. We also encourage you to instruct your own advocate for an independent title search.

Can I buy without travelling to India?

Yes, through a Power of Attorney executed by you and attested at the Indian consulate in your country, then registered in India. The full process is in the NRI buying guide.
